Position Details

Why This Position Exists

This position ensures the continuous, reliable operation of the Speedway Club Building at Texas Motor Speedway so that revenue-generating events operate without disruption and guests experience a premium hospitality environment.

This teammate owns the proactive maintenance, safety compliance, and long-term asset management of all critical building systems — HVAC, electrical, plumbing, and kitchen infrastructure — while managing housekeeping staff, coordinating third-party vendors, and maintaining the presentation standards expected of a premium venue.

Key Responsibilities

This teammate is responsible for the following accountability areas. Other duties may be assigned.

1. Facility Reliability and Uptime

Own the continuous operation of all critical building systems to ensure the Speedway Club Building is always event-ready. Share management responsibility for 1 full-time facility staff position.

• Maintain critical system uptime of 95% or greater during scheduled events.
• Achieve zero event disruptions caused by preventable facility failures.
• Respond to facility issues promptly, prioritizing by impact to guest experience and safety.

In this area, this position:

• Decides Immediate repair approach for building system issues within technical expertise
• Decides Prioritization of competing maintenance needs during event periods
• Escalates System failures requiring emergency vendor response or capital expenditure

2. Premium Guest Environment

Ensure the physical environment consistently meets the standards of a high-end hospitality experience. Directly manage 3 full-time housekeeping staff to maintain cleanliness and presentation standards.

• Deliver event spaces that meet guest readiness standards prior to every scheduled start time.
• Maintain consistently positive feedback from guests and the Sales team regarding temperature, lighting, and housekeeping standards.
• Execute rapid turnaround between events to maintain premium presentation standards.

In this area, this position:

• Decides Housekeeping staff scheduling, task assignments, and performance expectations
• Decides Pre-event environment adjustments (temperature, lighting, setup) within established standards
• Decides Real-time environment corrections during events
• Escalates Staff performance issues requiring formal discipline, and guest experience issues beyond facility scope

3. Safety and Compliance

Maintain a safe working and guest environment by ensuring all systems operate within regulatory and safety standards.

• Report all red-tag items within 24–48 hours and schedule repairs with fire vendors.
• Ensure building AED batteries and pads are current and never deploy past expiration.
• Achieve zero safety incidents attributable to preventable facility failures.

• Decides Safety inspection scheduling and documentation approach
• Escalates Code violations, regulatory findings, or safety issues requiring engineering review

4. Preventive Maintenance and Asset Longevity

Drive proactive maintenance to reduce breakdowns, extend equipment life, and control long-term costs.

• Develop and submit 5–10 year capital plans for elevator, lighting, and HVAC modernization.
• Complete 100% of scheduled building preventive maintenance each month.
• Demonstrate measurable extension of asset life through documented maintenance programs for new equipment.

• Decides Preventive maintenance scheduling, sequencing, and methods
• Recommends Capital improvement priorities and multi-year modernization plans
• Escalates Capital expenditure requests and major equipment replacement decisions

5. Vendor and Contractor Management

Manage third-party service providers to ensure quality, timeliness, and accountability.

• Complete vendor performance evaluations annually with actionable feedback.
• Reduce rework and follow-up visits through effective contractor oversight.
• Maintain vendor documentation, certifications, and insurance compliance.

In this area, this position:

• Decides Day-to-day vendor coordination, scheduling, and on-site oversight
• Decides Vendor performance feedback and minor scope adjustments within approved contracts
• Escalates Vendor contract renewals, new vendor selection, and performance issues requiring termination
